Buildings

Your building spends a fortune doing things nobody asked it to.

It heats empty rooms. Cools floors over the weekend. Lets a piece of equipment degrade for months until it dies for good, on the worst possible day. And you only find out when the invoice arrives, or when someone calls to say the fourth floor is freezing. The building was telling you what was going on the whole time — there was just no one listening.

blipee starts listening. It connects to what you already have, works out what the building is doing, and helps you put it to work for you — not against your budget.

It connects to what you already have. No rip-and-replace.

We won’t ask you to swap out your system or bolt on another layer of expensive hardware. blipee speaks the languages your building already speaks — BACnet, Modbus, MQTT, OPC UA — and brings into one place what today lives in separate systems that don’t talk to each other.

Where it’s needed, a small on-site gateway collects everything and carries it to the platform, even if the connection drops halfway. As a rule, an average building is up and running in days, not months. No per-point licences, no proprietary middleware, no building works.

Catch the problem before it catches you.

The difference between cheap maintenance and an expensive breakdown is, almost always, a few weeks of warning. blipee sees equipment drifting from normal long before the physical alarm trips — the chiller starting to strain, the unit drawing outside its pattern — and flags it while it’s still an adjustment, not an emergency bill.

Same for comfort: you stop learning the fourth floor is cold because someone complained, and start knowing because the system told you first.

Comfort and the invoice don’t have to be at war.

Most buildings pick one or the other: heat everything to be safe and overspend, or squeeze consumption and have the team complaining all day. It’s a false choice — and it comes from not knowing what’s happening in real time.

blipee helps you have both. It matches operation to real occupancy and energy price, keeps comfort where there are people and cuts where there aren’t, and — where you want to go further — anticipates price peaks and grid signals to spend when it’s cheapest. Always proposed to you first; the decision to automate is yours.

And all of it counts toward sustainability with no double work.

Every kilowatt the building saves is also a number your sustainability report needs. In blipee it’s the same data: what measures consumption to save you money is what feeds your emissions inventory, with no one re-entering anything. The building and sustainability stop being two projects — they’re the same one, in the same place.

Sofia watches the building so you don’t have to.

No one can watch a thousand data points around the clock. Sofia can. She watches your building, warns you when something changes, and answers when you ask — "why did the fourth floor use more this month?" — with the number and its source in front of you. She suggests the adjustment, acts if you authorise it, logs what was done. The watching is hers. The command is yours.

A professional-services HQ in Lisbon. Thinking on its own.

A LEED Gold building in central Lisbon. blipee swapped monthly PDF reports for live visibility, anomalies caught in minutes and CSRD data that flows in by itself — all from a single Hub. Sofia speaks BACnet, Modbus and DALI and answers in plain English, with sources.

  • Live visibility instead of monthly PDFs
  • Anomalies caught in minutes, not at month-end
  • HVAC setpoints adjusted straight from the Hub
  • CSRD data flowing in — no spreadsheet middleman

Not a pilot. Real operation, in production.
